NEGOTIATING YOUR DEAL - Why is that important to you?

One of the most important roles I fill as a Realtor is negotiating on behalf of my clients.  I am often asked “What do you think the seller would take?”  

  • It is not really important to know what the seller will take. 
  • It is important to know what the property is worth. 
  • Understanding and determining the true property value, is the first step to negotiating the terms. 
  • To determine the property value I will do a competitive market analysis (CMA).  The CMA will compare what has sold, what failed to sell and what is available. 

I will also look at the history of the property based on the county tax records.   These reports will give a good picture of the true property value.

We will then discuss the other terms important in the transaction - such as 

  1. Closing Costs 
  2. Inspection deadlines
  3. Loan process and importance of timelines
  4. Moving dates
  5. Possession date
  6. The closing process 
When we determine all the factors, then we will decide what to OFFER and ultimately what to ACCEPT, if the seller counter offers.
